Management fees are the most-googled and least-straightforwardly-answered question in this industry, because 'management' can mean anything from forwarding your messages to running the entire operation. Here's how the market generally prices it, and a framework for deciding if it's worth it for you.
The typical price of full management
In New Zealand, full-service short-term rental management is commonly priced between about 15% and 25% of booking revenue, with most operators clustering around the high teens to low twenties. Where a given operator sits usually reflects what's bundled: dynamic pricing, guest messaging, check-in handling, cleaning coordination, linen, restocking, maintenance triage, and owner reporting.
Watch the line items more than the headline rate. A lower percentage with marked-up cleans, linen 'rental', and callout fees can cost more than a higher percentage with everything included. Ask any prospective manager the same question: for a typical month at my property, what is the all-in difference between what guests pay and what lands in my account?
What you're actually buying
The honest answer is: time, response speed, and pricing discipline. Self-managing a busy short-stay listing costs most owners several hours a week — messages arrive at 11pm, cleaners get sick on changeover day, and pricing needs weekly attention to track events and seasons. A good manager compresses all of that, and the pricing work alone often recovers a meaningful chunk of the fee.
A simple break-even test
Estimate your listing's monthly revenue, multiply by the quoted fee to get the monthly cost, then estimate the hours per month you currently spend (or would spend) hosting. Divide cost by hours. If the resulting hourly rate is below what your time is worth — or if the manager can demonstrably lift revenue through better pricing and occupancy — management pays for itself. If you enjoy hosting, have one easy-to-run property, and live nearby, self-managing with good tools is a perfectly rational choice.

Questions to ask any manager (including us)
Who answers guests overnight, and how fast? What exactly is included in the fee, and what's billed on top? How do you price — software, manual, or both? Can I see real (consented) numbers from properties you already run? What's the notice period if I want out? A manager who hesitates on that last two isn't confident in their own service.
